A minimum charge of $200 is required on all inspection services. Reinspections have additional charges. The Structural / Mechanical inspection report is delivered onsite and/or via email.

Structural / Mechanical Home Inspections

  • These home inspections are performed on new and preowned homes. They cover the visible structural components of the residence from the foundation to the roof, as well as mechanical systems in the house. These mechanical systems include the electrical system, plumbing system, HVAC (Heating/Ventilation and Air Conditioning) systems and appliances that typically stay with the house.
  • These are comprehensive visual home inspections using special knowledge and tools to help determine the condition of the property.
  • The Structural and Mechanical Home Inspection is based on the size and age of the house because these are the best indicators regarding the amount of time that the Texas Home Inspection takes.
  • Additional Charges are applied for Pier and Beam foundation inspections and additional ancillary systems that may be included in the Home Inspection. These items include;
    • Sprinkler Systems
    • Outdoor Swimming pools and spas
    • Water Wells
    • Septic systems
    • Out building and buried gas line inspections
    • Elevational Survey to establish a base reference for future foundation movement

New Construction Home Inspections

These Home Inspection consulting services are specially designed to assist the buyers of new residential homes in getting the best built home possible. There is no such thing as a perfect home, but by providing inspection services at specific stages of construction, you can get a better built, stronger, safer and more energy efficient home.

The New Construction Home Inspection includes all the items in the Structural / Mechanical Home Inspection as well as close inspection of cabinets, fit and finish items around the house and operation of all windows. The inspection also includes select references to the International Residential Code (IRC) and Texas Residential Construction Commission Performance Standards to help resolve any dispute about the need for a repair on a newly constructed house. The foundation and framing inspection reports are delivered via email only. The punch list inspection report is delivered onsite and/or via email.

Water Intrusion Inspections for EIFS and Stucco

These home inspections are designed to determine if there is a water intrusion problem into the structure of the building. EIFS (Exterior Insulated Finishing Systems) and Stucco are built on the wood substrate walls of the residence. If water leaks from termination points in the cladding, then water can be trapped in the wood wall structure and cause wood rot. These inspections use special knowledge and tools to help determine the presence of water intrusion and scope of the problem. The equipment and inspection protocols vary depending on the type of cladding on the building. Each cladding is billed at a different rate because of the time and tools used in the inspection. This survey is delivered via email only.

Tune-up Home Energy Audit

This home inspection collects information about the residence to help develop a digital profile of the home and its energy consuming appliances and mechanical systems. Once the profile is developed, different variables can be used to determine what strategies can be used to improve the energy efficiencies of the building. This inspection service is based on the size of the house. This audit is delivered via email only.

ASHI Home Insurance Survey

This home survey collects information about the residence that can determine what system are present or improvements can be made that will low the Home Insurance cost from different insurance companies. the aggregate data from the surveys is used to help improve home construction around the nation. This survey is delivered via email only.

Environmental Water Analysis

Water Analysis are taken from well feed properties to determine the quality of the water in the house. This analysis have two levels of analysis and takes about  2 weeks to get a report. The two level of analysis are;

  • The basic 73 parameter analysis looks for major pollutants and organic chemicals. This level of analysis meets most FHA, VA and Fannie Mae requirements
  • The 93 parameter analysis looks for major pollutants and organic chemicals as well as the top 20 pesticides use in agriculture.
